Malibu Country Mart Welcomes Diesel Books!

“Magic Can Save the World”

By: Gracee Arthur

Welcome back Diesel Books we missed you. It was a long eight months for Malibu when in February 2011 it became a town without a bookstore. This would not be the first time Malibu would be without a bookstore since back int the ’90s we lost a wonderful local bookstore, Books and Company, whose mascot was a terrific white cat named Henry. Books and Company, was located at the Country Mart, had two stories and was filled with fabulous books, art and a helpful, knowledgable staff. Then in came a corporate entity with the charmless Crown Books which put our village book store out of business. In 1998 a Haft family dispute forced the closing of Crown Books and Malibu was without a bookstore until Diesel opened in 2004.

The return of Diesel, in its new location at the Malibu Country Mart, was celebrated with a “Thank You” party on October 23rd hosted by owners John Evans and Alison Reid (following their soft opening a few days earlier on October 21st).  The party was standing room only as excited readers young and old stood in line to purchase books. The apple pie was long gone by the time I arrived but there were some fabulous looking pumpkin pies, as well as terrific pumpkin colored t-shirts that were being given away in a customer drawing later that afternoon.  The highlight of the event took place in the court yard when author and Malibu local Lee Klinger from his book “In the Shadow of Dracula.”

The first Diesel opened in Emeryville in June of 1989 and subsequently moved to Oakland in 1994. The first Malibu store opened at Malibu Village in June of 2004 with another store opening in Brentwood in 2008. The current store is located off the courtyard in The Malibu Country Mart which gives it a perfect location for future book reading and signing parties, as well as sitting outside and reading a book. The new store is stylish and cozy with John, Alison and company there to help you find just the right book or order it for you. What warmed my heart was seeing so many younger people in the store with their parents. One young man who appeared to be about ten years old proudly showed me the sic-fi books he was purchasing and told me how much he liked turning the pages of a book. A a life long reader, who has always thought of turning the pages of a book like a “sensual experience for the mind.” My favorite way to spend a quiet afternoon as a child was reading a good book while eating a Macintosh apple (East Coast treat). So, I was heartened to know at least the kindle/iPad generation still enjoys the pleasures of curling up with a good book!

Diesel A Bookstore is located at The Malibu Country Mart 23410 Civic Center Way Suite A-3  Malibu 310-456-9961 www.dieselbookstore.com

Malibu Realtor’s Foreclosure Tale

Tenants Beware of unethical Landlords

Desperate times bring out the worst in some people. As a Malibu Realtor for 20 years I have learned to undertake my own due diligence when representing tenants and writing lease agreements for them, as well as when taking a lease listing agreement. Rule of thumb in any real estate market is to check for Notices of Default (NODs) on a property, these indicate the landlord is not current in his mortgage payments. A preliminary title report is also helpful in determining if your potential Continue reading

“What Realtors are Talking about “

By: Gracee Arthur

This summer, what was a slowly improving housing market, came to a literal stand still with a Congressional cliffhanger over the debt ceiling deadline. Many buyers who were ready to take the plunge decided to wait a little longer before making a commitment while others decided to remain permanently out of the housing market. Despite the lure of historically low interest rates and attractive prices, the combination of  banks’ reluctance to lend to qualified buyers and increasing job insecurity put a damper on sales. Now the new “super-committee,” created after the debt ceiling debacle, is threatening to further impede the housing market by ending the tax deductions for mortgage interest and property taxes.

The  National Association of Realtors is clear on this issue which has the potential to drive the real estate market down an additional 15% (as much as $20,000 to $30,000 loss in home equity) .

Along with the possible loss of attractive homeowner tax benefits, the qualifying loan amounts for conforming loans is being reduced substantially by the US Government. This is the limit put on the maximum loan amount to be guaranteed and sold to the secondary market by Fannie Mae, Freddy Mac and the FHA . The limits are area specific based on housing prices which means in the Los Angeles area the amount will be reduced from $729,750 to $625,500. The nationwide decrease in guaranteed lending amounts will have an additional negative effect by categorizing more loans as “jumbo” products. The failure of banks to increase and simplify lending in the jumbo arena has already created a stopper on the move up and more expensive housing markets. The nonconforming loans will carry higher interest rates eliminating many potential buyers. The California Association of Realtors estimates the reduction will impact as many as 30,000 in California alone! The change took effect on October 1, 2011 .

The next topic of conversation is lenders preparing to dump a lot of foreclosures on the struggling market. As a 20 year veteran of the real estate industry, I was delighted to notice a substantial decrease in  new listings in September. The less new inventory the better the opportunity to move the existing product. However, if the banks continue to refuse reasonable mortgage adjustments and reductions for home owners attempting to save their homes and dump foreclosures on the market, rather than cooperate with more lucrative short pays, the slowly improving market will further deteriorate. Recently, the “Wall Street Journal,” “USA Today” and the National Association of Realtors cited lender’s reluctance to loan to qualified buyers as a major stumbling block for housing sales.

All three of these issues have a severe impact on the average home buyer , seller and people hoping to remain in their homes. The government needs to put more pressure on the banks to help revive the housing market since short pays, mortgage renegotiations, and new loans since the purpose in bailing them out in the first place was to help the housing market! The government should also take the proposal to remove homeowner tax benefits off the table, along with encouraging Fannie and Freddy to restore the previous higher loan limits for conforming loans. There are no other options since it is only with a recovery in the housing market will we see the economy head toward a strong recovery.
